Instead of manually referencing SOFR forward projections or manually updating a spreadsheet every time SOFR moves, users get live market-based rate projections built into their pro forma, so floating-rate debt sizing stays accurate without extra work. Development sources now include a "Variable - SOFR" rate type. Selecting it pulls Term SOFR (1-month) forward curve projections from CME for the next 24 months. Add your spread and Northspyre calculates the effective rate for every period automatically. Refresh the curve anytime to pull the latest data without losing your spread overrides.

Line items on the CPT can now be reordered on your current and future pay periods! Simply drag and drop your description or scope of work to move it's placement on the current pay period.

You can now configure advanced projection rules for developer fee budget lines directly in Cash Flow! Define the total fee as either a percentage of your cost basis (Hard Costs, Soft Costs, or a custom selection) or a flat contractual amount, then choose how it's distributed over time: evenly across intervals, as a fixed monthly payout, or as a percentage of spend each period. This feature is available on Pro tier.
You can now enable dynamic interest reserve calculation directly on interest-type budget lines! Enter your APR and loan term, and Northspyre will automatically project monthly interest reserve costs in Cash Flow based on your draw schedule and outstanding loan balance. A status indicator in the ACR and EBP shows when your budgeted interest reserve drifts from the projected total, and you can apply a pending budget change to reconcile the two without leaving the report. This feature is available on Pro tier.

New Budget Data Index Page

The Budget Data Index has been completely reimagined into a centralized workspace for budget transaction management! The new experience includes a modernized interface with filtering, transaction details slideouts, Excel export capabilities, budget approvals, transaction creation workflows, and Yardi export support. These updates make it easier for teams to review, manage, approve, and export budget activity from a single location.
You can now apply a configurable draw template to the Anticipated Cost Report, the same way you already can with Draw Request! Select a template from the Advanced section of the Report Builder to restructure the ACR using your draw tree's hierarchy, line names, and order. Budget lines not included in the template are hidden and excluded from totals. This option requires CCM.
Deal groups can now be assigned a color, making it easier to scan and organize your pipeline when you're managing multiple funds, asset classes, or geographies. Pick a color for each group in your workspace settings and it applies across your deal views.

Advanced Approval Workflows

We've enhanced Advanced Approval Workflows to give administrators greater control over how approval criteria are evaluated for invoices containing multiple components. Workflow creators can now configure whether Vendor and Budget-based approval rules are triggered based on the majority of invoice spend, any matching component, or all components matching specific criteria. Additionally, when amount thresholds are used alongside Vendor or Budget criteria, administrators can choose whether those thresholds apply to the full invoice amount or only the matching components. These new configuration options improve approval accuracy, reduce reliance on rigid evaluation logic, and provide more predictable workflow behavior for complex invoices that span multiple vendors, budget categories, or budget lines.

Student Housing Pro Forma

You can now underwrite student housing deals natively in Deal. Student Housing is a new asset type built around beds as the primary unit, with a bed mix table and academic year timing for operations. Revenue, expenses, valuations, and costs are all calculated on a per bed basis.

The Cash Flow Schedule tab now spans the entire project timeline, from analysis start through disposition, instead of just the operating period. You'll see development budget, construction financing, permanent debt, sale proceeds, and a net levered cash flow bottom line, all on the same sheet.
